Light surface scratches are normal and can often be buffed out. But when you start seeing deep scratches that catch your fingernail, or gouges that expose raw wood beneath the finish, it's time. These aren't just cosmetic — they leave the wood vulnerable to moisture damage and further deterioration.
If your floors look noticeably different in areas exposed to sunlight versus areas covered by rugs or furniture, the UV rays have broken down the finish. Grayish or washed-out patches are another telltale sign. A fresh sand-and-refinish will restore a uniform, rich color across the entire floor.
Dark spots — especially black rings or patches — usually mean water has penetrated the finish and soaked into the wood. If caught early, sanding can remove the stained layer. If left too long, the boards themselves may need replacement before refinishing.

Hardwood floors are one of the best investments you can make in your home. But some of the most common "cleaning" habits actually cause serious damage over time. Here are seven things to stop doing immediately.
This is the number one floor killer we see. Steam mops force hot moisture directly into the wood grain and between the boards. Over time, this causes warping, cupping, and finish breakdown. It doesn't matter what the steam mop manufacturer claims — heat and moisture are hardwood's worst enemies.
A damp mop is fine. A soaking wet mop is not. Standing water seeps into seams and edges, causing the wood to swell and warp. Wring your mop until it's barely damp, or better yet, use a microfiber spray mop with a hardwood-specific cleaner.
Vinegar is acidic. Over time, it eats away at the polyurethane finish, leaving your floors dull and unprotected. The same goes for dish soap, Murphy's Oil Soap on finished floors, and most homemade cleaning solutions. Stick to pH-neutral cleaners made specifically for hardwood — Bona makes a great one.
That dining chair you slide back and forth three times a day? It's carving scratches into your finish with every move. Put felt pads on every piece of furniture that touches the floor, and replace them every 6-12 months as they wear down and collect grit.
We love dogs. We don't love what their nails do to hardwood. Long nails act like tiny chisels with every step. Keep them trimmed regularly, and consider a runner or rug in high-traffic pet areas.
Water, coffee, pet accidents — the longer any liquid sits on hardwood, the deeper it penetrates. Wipe up spills immediately. If you have pets, consider upgrading to a more water-resistant finish like commercial-grade polyurethane.

Not all hardwood is created equal. The species you choose affects everything — from how your floor looks and feels to how well it holds up to daily life. Here's a breakdown of the most popular options and who they're best for.
The most popular hardwood in American homes, and for good reason. Red oak has a warm, traditional grain pattern, takes stain beautifully, and sits in the mid-range for hardness (1,290 on the Janka scale). It's a great all-around choice for families — durable enough for daily life, and widely available at a reasonable price point.
Slightly harder than red oak (1,360 Janka) with a tighter, more modern grain pattern. White oak is also more water-resistant thanks to its closed cellular structure, making it the preferred choice for kitchens and entryways. It's the go-to species for the popular gray and natural "European" stain looks trending right now.
If durability is your top priority, hickory is hard to beat — it's one of the hardest domestic species at 1,820 Janka. The grain is bold and dramatic with lots of natural color variation. It's ideal for high-traffic homes, families with kids and pets, or anyone who wants a rustic, character-rich look.
Hard maple (1,450 Janka) has a clean, subtle grain that gives a smooth, contemporary appearance. It's excellent for modern interiors, but be aware — maple can be finicky with stain absorption. It often looks best with a natural or very light finish rather than a dark stain.
Walnut is the premium choice — rich, dark chocolate-brown tones with a luxurious feel. It's softer than oak (1,010 Janka), so it's better suited for formal rooms, bedrooms, or lower-traffic areas. If you want drama and elegance, walnut delivers.
Beyond species, you'll choose between solid hardwood (one solid piece of wood, 3/4" thick) and engineered hardwood (a real wood top layer bonded to plywood layers). Engineered is more dimensionally stable — meaning it handles humidity and temperature changes better — and can be installed over concrete or with radiant heating. Solid can be sanded and refinished more times over its lifetime.

Choosing a finish is one of the most important decisions in any flooring project. Here's a straightforward comparison of the two most popular professional options.
Oil-based poly has been around for decades and still has its place. On unstained floors, it adds that classic amber/orange tone — and that's the only color you get. If you do stain your floors first, oil-based poly will still cause them to yellow over time from UV exposure, shifting whatever color you chose.
It has no hardener — protection comes from building up thick coats. We recommend 3 coats (2 minimum), with 8-12 hours of dry time between each coat. Full cure takes about 30 days. The odor is strong enough that you'll want to plan to be out of the house for 2-3 days during application.
Bona Traffic HD is a commercial-grade water-based finish that comes with a built-in hardener. That hardener is the biggest difference — it makes the finish significantly harder and more scratch-resistant than oil-based poly, which relies on thickness alone.
It dries crystal clear and won't yellow or shift color from UV exposure over the years, so your stain color stays true. We apply 3 coats with only 2-3 hours of dry time between coats — meaning all three go down in a single day. It cures up to 80% within 24 hours and fully cures in just 3 days. Odor is minimal, so most homeowners can stay in the house during the process.
You also get 5 Bona seal tones to choose from: NordicSeal (whitewash), NaturalSeal (raw wood look), ClassicSeal (subtle warmth), IntenseSeal (richer tone), and AmberSeal (warm golden). This lets you dial in exactly the look you want before the topcoat goes on.
For most projects, we lean toward Bona Traffic HD. The built-in hardener gives it a durability edge, the color stays true for years, and the faster dry/cure times mean less disruption to your life. That said, oil-based poly is still a solid choice if you want that traditional amber warmth on unstained floors and don't mind the longer timeline and stronger odor.
